Assistant Property Manager - Job Description
OVERVIEW
**Must reside in close proximity to North Miami AND MUST have experience in Property Management of Apartment Buildings**
Residential property management company in North Miami of approximately 200 units - looking to hire an energetic and self-motivated Assistant Property Manager with 3+ years of experience in the field to help support property manager; team in two residential leasing properties in North Miami.
JOB RESPONSIBILITIES
Manage day-to-day operations of both of our properties – approximately 200 units.
Assist in daily activities such as move-in and move-out inspections.
Schedule visits and build rapport with existing and potential residents.
Ensure work orders are being addressed in a timely and efficient manner.
Track budgets and collect rents in a timely organized manner – post late and eviction notices when necessary.
Offer support in creating and presenting reports to ownership.
Ensure smooth daily operations on-site.
Ensure that the operation of both properties complies with Fair Housing, Americans with Disabilities Act,
Fair Credit Reporting Act, and other laws and regulations governing housing operations.
JOB DESCRIPTION
Maintain property rentals by advertising and filling vacancies, meeting with prospect tenants, showing the property,
Asssit in the lease enforcement process by approving prospective resident applications, renew leases, conduct periodic property inspections, follow proper notice requirements, evict residents, and impose / collect late fees and other charges as allowable and stated in the terms of the lease.
Promote resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and take appropriate action to resolve and address service issues.
Conduct routine and emergency property inspections and take proper action to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal.
Assist ownership; property manager in managing the client/owner relationship by doing the following: in-person meetings, conducting property tours, providing updates and information about the property’s performance, and responding to owner requests directly as needed.
Assist with after-hours emergency calls such as for lockouts.

QUALIFICATIONS:
At least 3 years of experience as an assistant manager at a residential property management company or multi- family community.
LANGUAGE ABILITY:
Bilingual in English and Spanish or Creole
Demonstrate the ability to read, write, and communicate effectively.
Demonstrate the ability to understand and complete legal documents, explain property and; contract features, and answer questions about property operations.
REASONING ABILITY:
Demonstrate an understanding of property operations and of lease terms and enforcement, including collection and evictions.
Use common sense and intuition to carry out instructions furnished in written, oral, or diagram form.
Demonstrate quick and effective problem-solving skills.
Demonstrate the ability to effectively delegate and; evaluate staff performance.
COMPUTER SKILLS:
Proficiency Microsoft Office, Quick books and Rent management databases.
Valid driver’s license is required
